Sometimes It requires More Than Just A Sign
We were recently contacted by a past client that he had a client that needed some help selling a home. Turns out that the seller had recently lost her sister and the estate needed to sell the home. The seller does not live in Chattanooga and didn’t know a lot about the condition of the townhome. We went over did a visual inspection and gave her some recommendations to freshen up the landscaping and to declutter the home. We spend a number of hours in the home before photos helping to thin out some of the furniture and personal belongings to help with some light staging. Once we got the photos back everyone could tell that it was worth the time and by the weekend we already had a full price offer and a backup offer.

MIPIM 2026 In Cannes France
Once again the Tennessee REALTORS represented Tennessee in the United States Pavilion at the MIPIM conference in Cannes, France. MIPIM is a international Real Estate trade show where investors, developers and economic development representatives from around the world meet to discuss projects in their regions as well as to introduce people to what their regions have to offer and why they should invest or relocate their business. We had some great meetings with people that didn’t know anything about Tennessee at the beginning of the meeting and by the end they were talking about moving manufacturing to the region.
Town of Signal Mountain Home for sale
Everyone knows one of the most important things in real estate is location, location, location. The second most important thing is to find out about home that fits your needs and wants before other buyers find out about them. This is one of those opportunities. New Cigar Bar in Chattanooga
Today I had the time to check out the new VTX Club in Chattanooga. I have been waiting for someone to fill the hole left by Burns when they closed their Downtown Chattanooga location. There are not many cigar bars in Chattanooga Tennessee and there are even less that you can get a decent cocktail at. This is more than a typical cigar bar. This cigar bar also has golf simulators and several nights of the week they have live music. The VTX Club is located at 415 Georgia Ave in downtown Chattanooga. The only opened about 6 months ago and the name "VTX" stands for "Vertex," representing a peak or convergence point for elevated social experiences.

Hamilton County School Spot Zoning
Something came to light recently in Hamilton County. The Hamilton County School Board approved a new “frame work” for spot zoning of subdivisions. What is this you ask? How does this affect me?
First, let’s describe spot zoning. Spot zoning is selectively choosing an area, in this case it is new homes, and zoning the homes to a school outside of their originally zoned schools. Second, let’s describe how this affects you in just a few of many ways. First, that new build house, in your current school zone, you want to buy may be zoned to a school far away for elementary, but not middle or any combination of that scenario. Walnut Street Bridge Renovations
The Walnut Street Bridge in Chattanooga, Tennessee has a rich and layered history — a story of engineering ambition, social change, near-loss, and rebirth. Built in 1890 (completed for traffic around 1891), the bridge was designed by engineer Edwin Thacher and constructed by the Smith Bridge Company of Toledo, Ohio. When it first opened it was designed for foot and car traffic. It closed to car traffic in 1978 because of safety concerns. After a number of years of inspections and fundraising it opened in 1993 to only pedestrian traffic. When it opened in 1993 and to today it is one of the longest pedestrian bridges in the country. The bridge is currently closed today for more renovations. Just a few of the things that are happening is updated electrical, replacing bad boards and a fresh coat of paint. They have had to extend the length of the closure and increase the budget for the project. Hopefully she will be back open for Summer with all the events in Coolidge Park and in Downtown Chattanooga.
Be Careful Out There
If you know me thank you know that a week before Christmas this year I was at the local Hamilton County Tag and Title office helping my son get a new plat for his car and changing the address on my truck registration. The young gentleman behind the counter looked at me than looked at the screen and told me there was a problem and that he needed to talk to a manager. He came back with a manager and a printout telling me that I had sold my truck and surrendered my title. I told him that was news to me since I drove it to the Tag and Title office and it was parked across the street. He informed me that there was a truck Minnesota that had the same VIN as mine so the state of Tennessee surrendered it for me…We will come back to that later. So understand we are going into two holidays and state and county offices were going to be close so I didn’t thing I was going to get very far very fast on this.
Small Town Signal Mountain
One of the things that I like about growing up and still living on Signal Mountain is the small town feel of it. With that comes a sense of freedom and security. Driving down the highway today I saw several packs of kids leaving the town hall gym and headed to Pruett’s for lunch on their bikes. The bigger kids in the front and the back but no adult to be seen. In the summer these groups are all up and down the highway coming and going to the pool and the different lunch spots on Signal. When i was a kid we did the same thing. It was usually heading to the Hardees or the McDonalds. Neither of those exist today so it it usually Pruett’s , 517 Subs and Mexican that they head for.

Christmas Window Contest
Every year the Signal Mountian Office of Real Estate Partners hosts a Signal Mountain wide Christmas window decorating contest. We have to set the example so we do our windows at the office as well. If you are ever on Signal this time of the year and are looking for us we are behind the Abominable Snowman usually. This is always a fun and friendly competition and it is fun to see the different companies compete and to watch everyone drive through the mountain to vote on the best window.
